If the parcel uses conservation/current-use treatment, obtain the covenant and confirm the qualifying use, remaining term and transaction/change-of-use consequences.

Investigate timber rights and contracts
Ask whether merchantable timber is included in the sale and whether any recorded/unrecorded harvest arrangement could affect the land after closing.

County GIS/assessment acreage is administrative evidence; resolve boundary, access and encroachment questions with deed, plat, title and survey evidence.
