What should land due diligence include?
At minimum, verify ownership and title exceptions, legal access, allowed use and development standards, water and wastewater, utilities, flood and wetlands, soils and slope, restrictions, surveys, taxes, financing and the full cost of preparing the land.
Can I complete land due diligence myself?
You can organize research and collect records yourself, but title, legal, surveying, engineering, septic, environmental and permitting questions often require the relevant authority or a qualified professional.
When should due diligence happen?
Most critical checks should be completed during a written inspection or feasibility period, before earnest money becomes non-refundable and before closing.
Does a seller disclosure replace due diligence?
No. Seller information can be useful, but it should be verified through title records, authorities, official sources, inspections and professional reports where needed.
