How the result works

The assumptions stay visible.

Category budgetEach cost remains visible so one optimistic total cannot hide missing site work.
ContingencyThe percentage applies to the entered subtotal and is shown separately rather than embedded in unit rates.
Decision useThe total is best used to identify quote gaps and test whether the project still works under a higher-cost case.

Worked examples

See how the inputs change the decision.

Example

Rural home site

Inputs: Survey, driveway, clearing, grading, well, septic, electric extension and 15% contingency

Illustrative result: A complete site-preparation range rather than only a home-construction number

Water, wastewater and electric routes often require parcel-specific provider or contractor confirmation.

Example

Utility-served infill lot

Inputs: Survey, engineering, permits, clearing, grading and utility tap assumptions

Illustrative result: A lower number than a remote site, but only if capacity, tap location and fees are confirmed

“Utilities available” should be replaced with written serviceability and fee evidence.

Questions

Before you rely on the estimate

What costs are included in land development?

Common categories include survey and legal work, design and engineering, permits, clearing, grading, drainage, access, water, wastewater, electric and communications.

Does this include the house or building?

No. It focuses on the parcel and site infrastructure. Add vertical construction, financing, land purchase and long-term carrying cost separately.

How much contingency should I use?

Use a percentage appropriate to how much site evidence and firm pricing you have. Early, uncertain projects generally need a larger stress-test allowance than fully designed and quoted work.

How do I make the estimate more reliable?

Replace placeholders with written authority fees, provider service letters, engineered quantities and contractor quotes tied to the actual parcel and plan.

Next step
