What the live screen actually checks

Three federal datasets, with the limits shown.

The address is geocoded through the U.S. Census service. The returned point is checked against National Wetlands Inventory data, FEMA National Flood Hazard Layer data and USGS terrain elevation. A point result is useful for triage, but it is not the parcel boundary.

NWI wetlandsDoes the geocoded point intersect a mapped wetland/deepwater feature? A miss does not prove the rest of the parcel is dry.
FEMA floodWhich digital flood-hazard polygon is returned at the point? Confirm the effective FIRM, floodway and map changes separately.
