The responsible authority may interpret the code, a professional may define physical constraints and a permit process may require plans that do not yet exist. Landeia instead separates fewer known concerns, verification required and major unresolved blockers.

What makes land buildable?

Buildability usually depends on allowed use, lot standards, legal access, a workable building envelope, water, wastewater, utilities, private restrictions, physical site conditions and the ability to obtain required approvals.

Can an online zoning map prove I can build?

No. A map is a starting point. Confirm the controlling jurisdiction, current code, parcel-specific zoning, overlays, setbacks, lot standards and any special approvals with the responsible authority.

Can land be buildable if it fails a perc test?

Possibly, but it may require sewer, a different approved onsite system, a different home location, additional land or another solution allowed by the local authority. The cost and feasibility can change substantially.

Does this checker issue a buildability report?

It provides a preliminary screening result based on your answers. It is not a permit decision, zoning verification, septic approval, engineering study, survey or environmental determination.
